This does not indicate that we are not interested in working on the other side of the island, but or main focus will be on the northern area due to its growing potential, continuous development and our knowledge of the area.

Buyers wishing to purchase property in Dominica:

-A visit to the actual property site is very necessary.
 
As a foreigner wishing to buy property in Dominica you should know this:
 
-If you are NOT from an OECS country you can only buy up to 1 acre for residential purposes without applying for an Alien Land Holding License.
-If you are NOT from an OECS country you can only buy up to 3 acres for trade or business without applying for an Alien Land Holding License.
-Anything above that amount will call for the application of the Alien Land Holding License and a serious business project to satisfy the government of your intensions for development of the people and country and that can take a few months to close a transaction.
 
Persons from the OECS and citizens of Dominica can buy any amount without having to apply for the license.
 
The breakdown for buyers on payments includes:

-Stamp duty           4%
-Legal Fees            3%
-Judicial Fees          2.5%
-Assurance Fund      1%
-VAT on Legal fees   0.45%
 
As a foreigner outside of the OECS an additional 10% STAMP DUTY is to be paid on top of the breakdown shown above.
 
Procedure for Land Transaction:

-Upon interest to purchase, a 10% deposit is paid to the lawyer who deals with the transaction which is placed in an escrow account to start the transaction.
-A surveyor is contracted to survey the piece of property in question.
-3 copies of the plan is issued to the lawyer for processing.
-A valuation is also done by the surveyor and furnished along with the plans to the lawyer.
-Payment to the surveyor is done by the PURCHASER.
-If the client goes through a mortgage then a LETTER OF INTENT will be prepared for the financial institution.
-For other source of income the buyer will be given from 1-3moths to complete the transaction.
-The seller signs the Memorandums of Transfer when the entire payment is made.
-All documents are sent to the REGISTRY for processing of the PURCHASER`S title which can take up to 6 MONTHS.

- Car rental  not neccessary. (cost of a normal car rental is around 50 us$ per day depending on the type of car you are interested in).
- You don't need to buy gas or drivers licence.
- You don't need to drive yourself. ( in this way you are not so quick tired - left hand drive in Dominica)
- We drive with you where you want between those hours: land property's - houses - lawyers - contracters -building shops - architects - other real estate company's - planning division - insurance company's - banks - water company and much more or even tourist attractions when you want.
- Every evening we make your plan for the next day.
- We drop and pick you up where stay.
- When you plan to stay in the accommodations below we make the booking for you, let us know the dates you want to stay.
- The advantage of this service you don't lose time too search for stuff, we live on the island and available to drive you where you need to be.


You can have all this for the simple price of  95 US$ a day.

OR

Our service per hour: 10 US$

When you buy a propertie through us the service price will be deducted. 


With Apartment (at Dominica's Sea View Apartments when there is availibility) at 160 US$ a day.
With ROOM and BREAKFAST ( at Calibishie Lodges when there is availibility) at 210 US$ a day.

Those prices included VAT and Taxes.
